This historic site in Greenock is currently subject to a Planning Application to create a new mixed-use development comprising residential, industrial/business use, retail & leisure use and park & ride.

While the application is ongoing, large areas of the land are available to rent for short-term periods to support infrastructure, rail and other large projects looking for storage space.

The site now mostly consists of hardstanding and open space, supporting articular vehicle access and other heavy machinery or plant.

LOCATION

The site is located on the edge of Greenock, approximately 5km to the southwest of the town centre and approximately 3km to the northwest of Inverkip.

Access is available from the A78 for vehicles.

SITE HISTORY

Spango Valley is a steep-sided valley to the southwest of Greenock through which runs the Hole of Spango. From the 1950s Spango Valley was the site of a large factory manufacturing IBM computers, occupying the flat base of the valley between the A78 road and the railway line.

In the early 1980s, the A78 at Spango Valley was substantially upgraded to a dual carriageway to accommodate the increased traffic to and from the IBM facility and the nearby Inverkip Power Station (also now demolished and identified for mixed-use redevelopment).

In October 2016 IBM vacated Spango Valley completely and the call centre shut shortly after. The site was completely unoccupied as of 2017. IBM rail halt, which opened in May 1978 to serve the IBM factory, was closed in December 2018 following the demolition of the factory.

Rates - From the Assessor's website, we note the subjects are in the current Valuation Roll with a Rateable Value of £100. 

Entry - Our client is flexible to accommodate requests.

Terms - Areas of the land are available to lease on full repairing and insuring terms. Each party is to be responsible for its legal costs and outlays, including VAT incurred.

Price - From £1,000 per week + VAT, dependent on the size of land being used.
